Lease Terms & Fees

Yes! ANOVA Aggie Square offers flexible lease contracts, ranging from 10 to 12 months. Contact the leasing team for more information.

Rent payments are due on the first of each month and considered late on the fourth. You can pay rent through your resident portal with a debit/credit card or e-check.

As part of your monthly rent payment, all units are equipped with:

  • Controlled Access & Intercom Entrance Systems
  • In-Unit Washer & Dryer
  • Stainless Steele GE Appliances
  • Trash

Plus, you’ll enjoy access to ANOVA’s exceptional on-site amenities and a dedicated, on-call staff always ready to assist you.

The $75/month ANOVA Innovation fee covers WiFi with smart home features that enhance convenience and connectivity. This includes keyless entry with Schlage smart locks, WiFi-enabled thermostats and light switches, and a video intercom system through comelit. The Building is powered by the Stratis smart home platform, allowing you to control everything from your phone.

In addition to your monthly rental rate, all residents are responsible for the following monthly fees:

Utilities – Water, trash, sewer and electricity will be billed monthly based on personal usage. Resident Utilities will be billed via SimpleBills. Residents must pay their utility charges and any applicable service fees.

Rental insurance – A minimum of $100,000 in renter’s liability insurance is required for all residents at ANOVA.(add brochure)

Off-site garage parking is available for residents. It is $150 a month.

When signing your lease, you will be responsible for the following one-time fees:

Application fee (non-refundable) – $50 per applicant

Admin fee (non-refundable) – $150 per lease

The application fee(s) and admin fee are due when your application is submitted. All other fees are not due until move-in.

Utilities are not included in your rent payment. Utilities at ANOVA are billed monthly via Simple Bills. Simple Bills is already set up, you will just need to register before move-in.

ANOVA Aggie Square offers bike storage inside the building and around the community.

Yes! ANOVA has electric vehicle chargers.

While we don’t have designated guest parking, visitors are welcome to use our parking garage for hourly parking. Additionally, there are several parking garages nearby that we encourage guests to take advantage of for added convenience!

Other Questions

Renter insurance is required for all residents at ANOVA. Residents will be automatically enrolled in a policy that covers the property for $14/mo . However, this does not include coverage for personal belongings. If you wish to protect your possessions, you will need to secure a separate renter insurance policy.

ANOVA’s maintenance team will be available to address any maintenance concerns you may have. You can submit a maintenance request through your resident portal or call our on-site leasing office. All maintenance associates will be dressed in uniform and are not to enter any home without resident approval (except in the event of a maintenance emergency).

ANOVA features an extensive security camera network throughout the entire building.

ANOVA provides residents with fob access to all exterior doors, elevators and amenities. Each unit has electronic key access.

ANOVA Aggie Square does not provide move-in assistance.

Yes, we welcome pets here at ANOVA! We allow a maximum of 1 pet per home. Some breed restrictions do apply. With a $300 non-refundable pet fee and $35 a month for pet rent.
